Sheraton NY Hotel - Installation of a Gas Fired Boiler Plant - $7.5MM

LT provided complete turn key project development, design development and construction management services for the installation of a new gas fired boiler plant. The project consisted of the installation of 4 new Cleaver Brooks 8.0 MM BTU/Hr boilers, a new Boiler structure, asbestos abatement, installation of new 50 story risers in the occupied hotel, substantial NYC and NYS DEP approvals, Con Edison coordination and the installation of a new natural gas service.  This approximate 2 year project was completed in in fall of 2014 and allowed the property to terminate the costly Con Edison steam service, previously utilized for heat and hot water, and replace it with low pressure steam from the new gas fire boiler plant. 

LT’s responsibilities included managing the architectural and engineering design  process, budgeting, directing the competitive bid process for construction managers, selection of the Construction Manager, overseeing and directing construction, daily field supervision, value engineering of design work, change order and requisition review, project reporting and complete facility coordination.  


NY Marriot Marquis at Times Square, NY - Installation of a Gas Fired Boiler Plant - $11MM

LT provided complete turn key project development, design development and construction management services for the installation of a new gas fired boiler plant. The project consisted of the installation of 3 new Byran Boilers, a new elevated boiler structure, installation of new Steam risers in the occupied hotel, substantial NYC and NYS DEP approvals, Con Edison coordination, and the installation of a new natural gas service line.  This approximate 2 year project was completed in summer of of 2015 and allowed the property to terminate the costly Con Edison steam service, previously utilized for heat and hot water, and replace it with low pressure steam from the new gas fire boiler plant.

NY Marriot Marquis at Times Square, NY - MEP Infrastructure support for the installation of the largest Times Square Media Screen - New York Marriott Marquis - $6.5MM

LT provided construction management/Owner's Representative services  for MEP infrastructure upgrades to support the installation of the largest media screen in Times Square in Mid-Town Manhattan.  The project consisted of the upgrade of the operating Cooling Tower, the installation of new Heat Exchangers and condenser water lines as well as the  creation of open space entertainment areas overlooking Times Square.  This approximate 2 year project was completed in summer of 2015 and included substantial property and multiple owner entity coordination.

NY Marriot Marquis at Times Square, NY - Installation of Auto lifts, luggage conveyer and multiple interior space renovations - $13MM 

LT provided complete turn key project development, design development and construction management services for the installation 2 new Auto Lifts, a new luggage conveyer and several interior fit outs. The project consisted of complex interior demolition and construction and MEP relocations.  This approximate 2 year project was completed in summer of 2016.

NY Marriot Marquis at Times Square, NY - Porte Cochere Renovation and Signage Installation Project  - $2.5MM

LT provided complete turn key project development, design development and construction management services for a major signage and Porte Cochere upgrade project.  The project consisted of the installation of new signage, new lighting and graphics, driveway repair work, and a new walking surface for the pedestrian walk way, all while maintaining vehicle and guest access to the Hotel.  This approximate 1 year project is currently nearing completion and will improve the guest entry experience at the Hotel.
