Renovation of the Sheraton New York Hotel and Towers, New York, NY - $150MM
LT, working with Jones Lang LaSalle, provided complete turn key project development, designdevelopment  and construction management services for the renovation ofthis 1780 key flagship hotel located in Mid-Town Manhattan. This approximate 3 year project was completed in in May 2012, and included mold and asbestos abatement, new finishes, newFF&E and substantial MEP/IT/ADA upgrades for all guestrooms, suites, corridors and the "Club Lounge".  The project also included the installation of a new 4 pipe FCU and piping system for all rooms as well as substantial mechanical infrastructure improvements to support the new FCU system. Due to the expedited constructionschedule the work was performed on a double shift/seven day a week schedule utilizing a 50 story hoist on Seventh Ave and a Project LaborAgreement.  Due to the size and complexity of the project substantial property, NYCFD and NYCDOB coordination was required and performed.

LT’s responsibilities included managing the architectural and engineering design team, budgeting, directing the competitive bid process for consultants and construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, value engineering of design work, change order and requisition review, project reporting, complete facility coordination and management of FF&E installation.


Renovation of 300 Rooms at the St. Regis Hotel, New York, NY 
LT managed the design and renovation of 300 rooms at this prestigious 5 Star Hotel. The scope consisted of a complete high end technology upgrade, ADA compliance upgrades as well as hard and soft good replacement.

LT’s responsibilities included managing the architectural and engineering design team, budgeting, directing the competitive bid process for consultants and construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, value engineering of design work, change order and requisition review, project reporting, complete facility coordination and management of FF&E installation.



Bliss Spa and Suites, Health Club and Retail Store, W NY Hotel, New York, NY 
LT managed the design development and construction of the first hospitality associated Bliss Health Spa and retail store as well as the associated health club and Spa Suites.

LT’s responsibilities included managing the architectural and engineering design team, budgeting, directing the competitive bid process for consultants and construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, value engineering of design work, change order and requisition review, project reporting, complete facility coordination and management of FF&E installation.



Renovation of 900 Rooms at the Sheraton Hotel, New York, NY
LT managed the design and renovation of 900 keys at this flag ship Hotel located in Mid-Town Manhattan. the project included a complete hard and soft goods replacement, asbestos abatement and a major bathroom rehabilitation.

LT’s responsibilities included managing the architectural and engineering design team, budgeting, directing the competitive bid process for consultants and construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, change order and requisition review, project reporting, complete facility coordination, management of FF&E installation and value engineering of design work, which led to construction cost savings of over $2,000,000.



“The Store”, W NY Hotel, New York, NY 
LT successfully managed the fast track build out of this hotel related retail store located in Midtown Manhattan. The project featured a high end design with complex retail fixtures and custom glass work.

LT’s responsibilities included managing the architectural and engineering design team, budgeting, directing the competitive bid process for construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, facility coordination and management of FF&E installation.




Knickerbocker Hotel, Times Square, New York, NY - $200MM
LT, working for Jones Lang LaSalle, provided Owner’s Representative services for design development and pre-construction activities of the renovation of the existing Knickerbocker office building and the addition of a new interconnected 18-story tower.

LT was responsible for managing the overall project management and design team, selection of consultants, managing the design process, project reporting, design reviews, design coordination, budgeting, obtaining permits & approvals, performing value engineering studies, construction manager selection and pre-construction management.




Renovation/Conversion of the Continental Hotel into a Ian Schrager Hotel,  South Beach, FL 
LT, working with Faithful and Gould, provided development services for the Ian Schrager Company for the renovation of this South Beach property into a boutique hotel.  LT provided onsite project development services and was responsible for design development, on site pre-construction services, structural and architectural probing coordination, FF&E removal and coordination, mock up development, IT development and facility coordination.




Executive Conference Center, Sheraton NY Hotel, New York, NY 
LT’s principal managed the construction of this Hi-Tech Conference Center including managing the architectural and engineering design team, budgeting, directing the competitive bid process for consultants and construction managers, selection of the Construction Manager, overseeing and directing design and construction, daily field supervision, value engineering of design work, change order and requisition review, project reporting, complete facility coordination and management of FF&E installation.




Development of a 350 Key Full Service Marriott Hotel, Bridgewater, NJ
LT’s principal was responsible for the pre-construction development process of a new Full Service Marriott Hotel. Responsibilities included site due diligence, budgeting and scheduling, zoning and land use permit approval, client coordination, consultant selection, design development, value engineering and general contractor negotiation and selection.




Development of a 250 Key Marriott Courtyard Hotel, Jersey City, NJ 
LT’s principal managed the development process of a new Marriott Courtyard Hotel. Responsibilities included site due diligence, conceptual budgeting and scheduling, zoning and land use permit approval, client coordination, consultant selection, design development, value engineering and general contractor negotiation and selection.


Roslyn Claremont Hotel and Parking Garage, Roslyn, NY 
LT’s principal successfully developed and constructed a Four Star Hotel and elevated parking garage, which required extensive subsurface and site work. Responsibilities included managing the entire development process including conceptual budgeting, land use and permit approvals, historic district approval, design team selection, design coordination, contract preparation, scheduling, subcontractor bidding and selection, MEP trade work coordination, change order and requisition administration, budgeting, lending institution coordination, complete contractor construction management and project turnover.




Development of Three Ian Schrager Hotels, New York, NY - Avg. Value - $65MM
LT’s principal managed the pre-construction development process of three hotels in NYC.  This included preparing due diligence reviews, conceptual budgets and pro formas, obtaining zoning and special permit approvals, selecting the consultant team, managing the design development process, performing value engineering studies and selecting the Construction Manager.




Development and Acquisition of Ian Schrager Properites in FL and CA
LT’s principle developed feasibility studies and performed pre-construction services for the acquisition of existing properties and the development of new Ian Schrager properties in Florida and California and, in addition, managed major capital improvement projects for four branded Ian Schrager Hotel properties.
