Maintaining“Single Point of Contact” for all designer/property/contractor issues
Coordinatingwith property's Security Department to develop temporary construction and guest/tenant security plans
Developing
and controlling contractors building access, material delivery and vertical
transportation plans in order to minimize disruptions to property
operations and services
Coordinating
with property’s
Human Resources, Housekeeping, Security, IT and Executive Departments to assist
in developing occupancy and staffing schedules
Overseeing
and coordinating the overall construction management process including
monitoring work schedules, resolving design/construction issues and overseeing
the review of shop drawings, RFI’s and change orders
Coordinating
with utility companies and managing new and upgraded installations
Directing
and documenting weekly construction and design team progress meetings
Providing
field supervision and inspection services
Providing monthly reports including budget and cash flow updates, FF&E status and highlighted "Areas of Concern" issues
Maintaining
continuous communication with FF&E fabricators and installers and providing
updated fabrication and delivery schedule information
Directing
continuous coordination between owner, design team, property management and
contractors
Coordinating
with Engineering Departments to ensure controlled and organized MEP systems
modifications, partial area shut downs and return of service
Managing
and coordinating FF&E installations
Scheduling
and managing training of property staff on new system and equipment
installations
Managing
and directing the punch list and final project completion procedure for general
construction
Managing
and directing the inspection, punch list and commissioning process for FF&E
installation and turnover
Managingand ensuring completion of the project close out procedure including obtainingproject warranties, as built documents, equipment manuals, C of O’s and Final “Releases of Lien”
Scheduling
and assisting property House Keeping and Engineering Departments in turnover
and set up of guestrooms, tenant areas and public areas
