Managing the site selection
process and coordinating FAR, code and zoning studies
Developing overall strategic project planning including
development of master schedules, detailed project budgets, staffing
requirements, phasing plans, organizational charts and cash flow projections
Determining project requirements and ensuring
requirements are incorporated into the design
Assembling
the complete design and procurement team including preparing detailed “Requests
for Proposals”,
analyzing bidder qualifications, leveling bids and preparing and awarding
design and procurement contracts
Organizing
and managing geotechnical inspections, borings and environmental site
assessment
Directing
and managing the inspections of existing structures, including architectural
and structural probes, to assist the design development process
Managing
and expediting the project approval process including obtaining building
permits, zoning approvals, special permit applications and DOT approvals
Coordinating
and directing the design team in a structured and scheduled design development
process
Direct
coordination between property IT department, vendors and IT engineers to ensure
system compatibility and capacity for new and upgraded IT installations
Assisting
in the design, budgeting, procurement and installation of all FF&E items
Developing
and managing the competitive bidding process for preconstruction services,
construction services and FF&E removal, storage and installation
Preparing
and presenting development reports to outside agencies, lenders and partners
Managing
relationships and obligations with financial institutions
Reviewing
drawings and bid documents to ensure completion of documents and
architectural/MEP coordination
